By law, every landlord must give their tenants a gas safety certificate every year. At Allserve Heating & Plumbing we carry out these checks for hundreds of landlords and letting agents every year. Gas safety inspections make sure all gas appliances in a property are safe and meet national safety standards. If a landlord doesn't comply and a faulty appliance leads to a death from carbon monoxide poisoning, the landlord can be charged with manslaughter. Failing to produce a safety certificate (CP12) can lead to prosecution, a fine, invalid property insurance and, in extreme cases, loss of life.
A landlord's gas safety certificate must be given to the tenant within 28 days of issue, and the tenant should keep their copy for two years from the date of testing.
Gas safety inspections check the following appliances:
- Gas-fired boilers
- Central heating systems
- Gas fires
- Cookers
- Ovens
Our engineers are Gas Safe registered and fully qualified to work on gas appliances
Allserve engineers will visit your property and fully test the appliances using the latest technology. Our instruments detect even minor changes in carbon monoxide levels, so you can be sure your property is safe.

As part of your gas safety check, our engineers will:
- Check for gas leaks on your central heating system
- Perform a ‘tightness test’ on your gas meter to make sure there are no leaks
- Check carbon monoxide (CO) levels on your boiler flue
- Check your flue location is correct and meets British Standards
- Check your gas hob location and clearances meet British Standards
- Make sure your gas hob and/or oven is working correctly
- Check your gas fire lights properly and has no leaks
- Check your chimney with a ‘smoke test’ for adequate ventilation for your gas fire
- Check the space around your boiler is properly ventilated
- Check the working pressures on your system
Once the check is complete, you'll receive a full professional certificate with the property address, the engineer's name, their Gas Safe number and details of the inspection. We'll email or post it straight away, provided there are no issues to put right. If there are problems, we'll do our best to fix them immediately, either on site or by arrangement.
